The 423,000-square-foot office building at 441 Ninth Avenue was originally built in 1982 as an industrial warehouse. It was completely renovated in 2019 by building owner Cove Property Group, and was recently expanded to include another 280,000 square feet of Midtown Manhattan office space.
Cove Property Group purchased the building from EmblemHealth in 2016, and undertook a repositioning effort to attract high-profile tenants to the popular Hudson Yards area. The eight-story original base now supports 17 additional stories of modern office space designed by KPF, and a plethora of top-notch amenities.
700 KSF of Class A Hudson Yards Office Space
The original building at 441 Ninth Avenue offers 50,000-square-foot floor plates, mushroom-capped columns and new and expanded windows. The new tower sitting on top of it features efficient floor plates with 14’ slab heights, floor-to-ceiling windows and a total of 14 terraces and balconies. The redeveloped building, dubbed Hudson Commons, is also expected to earn LEED Gold certification from the USGBC for its sustainable features, and will total 700,000 square feet of Class A Midtown office space.
Amenities at Hudson Commons include a tenant-exclusive lounge, conference and event space, on-site parking, and floor plates ranging from 16,000 to 50,000 square feet.
Getting to and from Hudson Commons
Hudson Commons is conveniently situated in the new Hudson Yards submarket of Midtown Manhattan, just a few minutes’ walk from the 7 line at the 34th Street-Hudson Yards station. Additionally, Penn Station and Moynihan Station are just a three-minute walk away, while the Port Authority is also within walking distance. The building also offers basement parking for up to 140 vehicles, which supports access from the Lincoln Tunnel and the West Side Highway.
Who is renting office space at Hudson Commons?
The base of the original building at 441 Ninth Avenue was formerly occupied by EmblemHealth, which used to own the property until 2016. The tower is now home to rideshare company Lyft, exercise and media company Peloton, and Brevet Capital Management, with more office and retail tenants expected to sign up soon. Leasing at Hudson Commons is being handled by CBRE.
How much is the rent price for office space at Hudson Commons?
Office asking rents within the Hudson Yards submarket are the priciest in the city, often surpassing $140 per square foot. The excellent location and connectivity, coupled with state-of-the-art building features and amenities, make this area of Midtown Manhattan highly coveted by businesses of all sizes. Asking rents at Hudson Commons are expected to be roughly on par, or slightly below the average found at the Hudson Yards towers.
